A housing project creates more than housing. It creates demand for bricklayers, tilers, electricians and welders. It brings a community into being where there was none. And it presents a choice about who gets to live there: whether the people most excluded from housing are included or left where they were.
Our programmes are how we act on that. They sit alongside our funds, not beneath them, because the outcomes they produce are part of what our capital is for.
